Pune property glossary

Plain-language definitions of the property and MahaRERA terms used on FlatNama.

Carpet area (RERA)

Usable floor area inside the flat’s walls, leaving out its own balconies and open terrace.

Total internal area

RERA carpet plus balconies, terrace and utility area: the area Pune flats are sold on, and the area every FlatNama rate uses.

Saleable or super built-up area

Total area plus a share of common areas added by the builder; not a RERA measure.

Concrete structure (RCC)

The reinforced-concrete frame of the building: columns, beams and slabs.

Final finishes

Lifts, services, common areas and other works needed before handover, not the finishes inside each flat.

Possession date

The completion date the builder has registered with MahaRERA.

Extended

The possession date is later than the first date registered.

Lapsed

MahaRERA status when the possession date has passed with no extension or completion filed; it does not by itself mean work has stopped.

Completed

MahaRERA shows the project as completed.

Units booked

Units the builder reports to MahaRERA as booked or sold.

Occupancy certificate (OC)

The local authority’s certificate that a building can be occupied.

Registered sale

A sale agreement registered with the Department of Registration and Stamps, Maharashtra.
