Guides for homebuyers
How FlatNama works, and short, plain-language guides to the MahaRERA facts on every project page.
How FlatNama works
Where the data comes from
Project facts come from public project registrations on the MahaRERA website. Figures are as reported by developers to MahaRERA; FlatNama does not verify them. Many project pages also show what buyers paid, taken from sale records registered with the Department of Registration and Stamps, Maharashtra. These may not include every sale, so treat sale counts as the sales we found, not all sales.
Phases
Each phase has its own page with its own MahaRERA registration. In search, phases of one project are grouped under one name so you can find them together.
What "launched" means
A project is launched when it is registered with MahaRERA. Developers may not advertise or sell flats before this, so the registration month is the launch month we show.
Construction stages
Early stage: the structure (RCC) has not started yet. Mid-construction: the structure is being built. Nearing possession: the structure is complete and final finishes are below 90%; finishing and the occupancy certificate typically take 12–18 months from here. Finishing stage: final finishes are 90% or more, but MahaRERA has not yet recorded the project as Completed. Ready to move: MahaRERA shows the project as Completed.
What the figures mean
"Possession date" is the completion date the developer has registered with MahaRERA; "extended by" shows how much later it is than the first date registered. Construction progress is as reported by the developer; for projects with several buildings it is the average across them. "Final finishes" are the last works before handover, such as lifts, services and common areas, not the finishes inside each flat. "Units booked" is the number of units the developer reports as booked or sold, out of all units in the project; units can include shops and offices. Where a developer has stopped reporting bookings, we show the last figures reported. Where a project has never reported bookings, we say so.
What changed since the last update
Project pages show what changed between the two most recent updates: units booked, total units and structure (RCC) progress. Where a reported figure went down, we show it exactly as MahaRERA reported it.
Comparisons
Each project is compared with projects of a similar size in the same PIN code, launched at around the same time. "Typical" means the middle value. Comparisons are factual, not a judgement about any project.
What buyers paid
For many projects, FlatNama shows the price per sq ft that flats actually sold for, from government sale records, and the range most buyers paid for each flat size. It is the price of the flat alone; stamp duty, registration and GST are paid on top.
Our promise
FlatNama takes no payment from developers or brokers, has no paid or sponsored listings, and never asks visitors for their phone number.
Prices
On priced projects, the price per sq ft is the level that 80% of the year’s sales we found were at or below, counting balconies and terrace in the size (total internal area). Studios under 450 sq ft are priced separately.

A Lapsed MahaRERA status means the registered possession date has passed with no extension or completion filed. What it does and does not tell you.

- Why the possession date is not enough on its own
The MahaRERA possession date is filed by the developer and can change. Why Pune buyers should check construction progress alongside it.
- How long does a project really take?
A typical 20-slab tower takes about 44 to 50 months from launch to occupancy certificate. How to use that rule to read construction progress.
- Carpet area vs the area you actually pay for
Why FlatNama works out flat sizes and price per sq ft on total internal area (RERA carpet + balcony + terrace), the way flats are sold in Pune.
