Reading a project's possession date
The possession date on MahaRERA is the completion date the builder has registered. It can be extended, and MahaRERA can move it for everyone. Read it together with the construction progress the builder reports: a typical 15-storey building takes about 31 to 45 months from the start of work to its occupancy certificate, and a 25-storey building about 38 to 55 months.
What the date is
When a builder registers a project, they state the date by which they will complete it. They can apply to change it, and MahaRERA can also move it for every eligible project. Dates quoted by sales teams or property portals are not the registered date.
Extended dates
An extended date means the builder has registered a later completion date than the first one. FlatNama shows the current date, by how much it was extended and the original date, for example “Extended by 1 year (originally December 2025)”. Under the RERA Act an extension is given on the builder’s application, ordinarily for up to a year at a time. FlatNama does not judge whether an extension is reasonable.
When MahaRERA moves every date
In August 2026 MahaRERA added 4 months to the completion dates of eligible projects (completion date 28 February 2026 or later), after the West Asia conflict was treated as a force majeure event. It applies automatically and is not the builder's own extension. Dates on FlatNama taken from MahaRERA before August 2026 do not include it yet.
How long a building really takes
FlatNama's rule of thumb, not a MahaRERA rule: excavation and foundation take 6 to 12 months; the concrete structure (RCC) takes 20 to 30 days per slab; final finishing takes about 12 months; and the occupancy certificate (OC) follows 3 to 6 months after that.
Worked examples
Several buildings in one phase can take longer than one. MahaRERA reports the structure as a percentage, not a slab count, so the examples are a guide, not a measurement of any one project.
| Building | Excavation and foundation | Structure (RCC) | Final finishing | Occupancy certificate | Total |
|---|---|---|---|---|---|
| 15 storeys | 6–12 months | 10–15 months | 12 months | 3–6 months | 31–45 months |
| 25 storeys | 6–12 months | 17–25 months | 12 months | 3–6 months | 38–55 months |
Builder's MahaRERA date
Once a project's concrete structure is complete (Nearing possession or Ready to move), FlatNama shows its registered date as “Builder's MahaRERA date” instead of counting down to it. Some builders register dates far beyond the real finishing time, so for these projects the construction stage tells you more than the date.
What to do
Check the date, then check the progress. If the date is near and the structure is far from done, ask the builder how they plan to close the gap. Compare the date in your agreement with the registered one, and get any difference explained in writing.
