Understanding MahaRERA registration

Every residential project above a minimum size in Pune must be registered with MahaRERA before it is advertised or sold. To check one, find its MahaRERA number on the advertisement or brochure, search it on FlatNama or on the MahaRERA website, and match the builder, location and possession date to what you were told.

  1. Find the registration numberEvery advertisement, brochure and website for a registered project must show its MahaRERA number.
  2. Search for itType the number, or the project name, into the FlatNama search box. No sign-up, and nobody will call you.
  3. Match the detailsCheck that the builder, location and PIN code match what the brochure or sales team told you. Each phase of a project has its own number; FlatNama shows a project’s phases together on one page.
  4. Check the possession date and statusNote the registered possession date, whether it has been extended, and the MahaRERA status.
  5. Confirm on MahaRERA before you payBefore you sign or pay, confirm the details on the official MahaRERA website (maharera.maharashtra.gov.in) using its project search.

Registration numbers: P521 and PR126

Pune projects registered before late 2024 have numbers starting P521, such as P52100052298. Projects registered since then start with PR, PM, PC or PP followed by 126, such as PR1260002500550. Both formats are valid, a project keeps its number, and FlatNama finds a project from either.

Active, Completed and Lapsed

Active: the registration is current. Completed: MahaRERA shows the project as completed. Lapsed: the registered possession date has passed and the builder has not filed an extension or recorded completion.

What “Lapsed” does and does not tell you

Lapsed is a statement about the registration, not the building. A lapsed project may still be under construction, close to handover, or finished without the completion being filed. If a project you like is Lapsed, ask the builder whether an extension has been applied for, what stage the work is at and when they expect to file for completion, and get the answers in writing.

If you cannot find the project

If no registration number is given, ask for it in writing. If the number does not match the project name or location, ask the builder to explain. New registrations are added to FlatNama regularly.
