Carpet area vs the area you actually pay for
FlatNama works out every flat size and every rate per sq ft on the flat's total internal area: RERA carpet area plus balconies and terrace. That is the area a Pune buyer is actually sold, so it is the only fair way to compare two flats.
Two meanings of "carpet area"
Under RERA, carpet area is the usable floor area inside the flat's walls. It leaves out the flat's own balconies and open terrace. But Pune sales offices quote "carpet area" as RERA carpet plus balcony plus terrace, and flats are sold on that total. It sounds like a misnomer, but it is how flats are actually sold here. FlatNama follows the way flats are sold and calls it total internal area, so nobody confuses the two.
Why it changes the rate per sq ft
Two flats each have 800 sq ft of RERA carpet area. Flat A has a 100 sq ft balcony: 900 sq ft in total, sold for ₹99 lakh. Flat B has a 200 sq ft balcony: 1,000 sq ft in total, sold for ₹1.10 crore. On RERA carpet alone, Flat B looks 11% costlier. On the area the buyer actually gets, both flats are priced the same.
| Rate on RERA carpet only | Rate on total internal area | |
|---|---|---|
| Flat A | ₹12,375 per sq ft | ₹11,000 per sq ft |
| Flat B | ₹13,750 per sq ft | ₹11,000 per sq ft |
What FlatNama does
Every flat size and every rate on FlatNama is per sq ft of total internal area, taken from the registered sale record of each flat (RERA carpet plus balconies and terrace, and utility or dry balcony where the record lists one). Parking is never included. Rates on other websites that use RERA carpet area alone are not comparable with FlatNama's, and usually look higher.
