How long does a project really take?

A typical tower takes about 44 to 50 months from launch to occupancy certificate (OC).

The three stages

FlatNama's rule of thumb, not a MahaRERA rule. 1. Excavation: finished within about 12 months of launch. 2. Structure: about 1 month per slab (floor) of concrete. 3. Finishing, services and getting the OC: 12 to 18 months after the structure is done.

Worked example: a 20-slab tower

12 months (excavation) + 20 months (20 slabs) + 12 to 18 months (finishing) = 44 to 50 months, about 3.7 to 4.2 years. For 30 slabs it is 54 to 60 months; for 12 slabs, 36 to 42 months.

A project taking much longer than the rule is running slower than is typical.

How real projects compare (July 2025 to July 2026)

Among 411 single-building projects that were between 5% and 90% through their structure in July 2025, the typical project completed 35 more points of structure over the year. One in four completed 60 points or more, and about one in five showed no change. For a 20-slab tower, one slab a month is about 60 points a year, so it is a fast pace that roughly the top quarter of projects reach. Completed projects in MahaRERA's records had stated about 42 months from registration to their final date (middle half: 32 to 54 months); those are stated dates, not handover dates.

A note on the numbers

MahaRERA reports structure as a percentage, not a slab count, so the 20-slab pace is an illustration, not a measurement of any one project.
