What "Lapsed" means on MahaRERA
On MahaRERA, "Lapsed" means a project's registered possession date has passed and the developer has not filed an extension or recorded the project as complete. It is a statement about the registration, not about the building: a lapsed project may still be under construction, close to handover, or already finished without the completion being filed.
Why a project becomes Lapsed
A MahaRERA registration is valid until the possession date the developer registered. If the work is not complete by then, the developer can apply for an extension. If neither an extension nor completion is recorded, the status changes to Lapsed.
What it does not tell you
Lapsed does not by itself mean work has stopped. Many developers finish the structure, then stop updating their progress on MahaRERA. The construction figures on each FlatNama project page show the last progress the developer reported, and the history table shows when it last changed.
What to ask
If a project you are considering is Lapsed, ask the developer whether an extension has been applied for, what the current construction stage is, and when they expect to file for completion. Get the answers in writing.
